Theft is common at unsecure storage properties and thieves will target an unsecure storage unit. If your storage is important to you, pay a little more per month for a secure storage location. Make sure you can access your storage unit when you want to. Many storage facilities offer different access hours, including 24 hour access. If you have the type of job that keeps you up with the bats, consider renting a storage unit from a company that offers 24 hour access. Or if your only chance to get to the storage unit is on the weekends, check the weekend hours. Many self storage companies offer limited access on the weekends. They do this to give the property manager some time off. A self storage company may only employ one property manager. If so, expect limited access times. After you find the perfect place for a storage unit, think about all of the different possibilities for its use. Unit studies are very popular as a homeschool teaching method. They are essentially thematic units that work to encompass all or most subjects through the study of just one topic. For example, a homeschool history unit study might contain history, math, reading, writing, geography, spelling and more. Instead of studying several separate subjects, a unit study allows the homeschooler to learn several different subjects as they relate to one another. All too often, especially in traditional educational settings, students become bored and lose their natural love for learning. Instead of really absorbing information, they begin to memorize for the sole purpose of passing tests. Though it may seem that students have learned because they earn good test scores, they actually end up forgetting much of what they memorized. This is because they weren't able to develop any real enthusiasm for the topic. Furthermore, many textbooks and other types of curriculum materials cover subjects only briefly, never giving the student the chance to really learn or develop an authentic appreciation for it. This is not the case when parents choose to homeschool with unit studies. Most homeschool parents want their children to do more than simply memorize a bunch of facts only to forget them later. Homeschool parents want their children to fully experience the joy knowledge can bring. They also want them to retain as much of the information they absorb as possible. Unit studies can help homeschool parents make subjects really live for their children. Often, unit studies use a variety of living books, making the subject more interesting and exposing the student to a mix of resources geared toward the chosen topic. Unit studies allow homschool parents and children to immerse themselves in a hands-on approach to a particular topic, studying it from all conceivable angles. They also provide for more interaction between the homeschool parent and the child by providing interesting topics for discussion. Often, activities lend themselves to collaboration. Unit studies can be used for just one homeschool student or a whole group of them. Instead of using a different unit study for each homeschool child within a family, unit studies allow parents to study the same topic with children at different age levels. All the homeschool children in the family can participate in learning the same topic. They simply use materials and do activities geared to their appropriate levels. Another piece of the U.S. auto industry fell to the hands of private investors as General Motor Corp.'s decided to sell its Allison Transmission unit to a pair of buyout firms for $5.6 billion Thursday last week. The automaker has agreed to sell Allison's commercial and military business, based in Indianapolis, to investment firms The Carlyle Group and Onex Corp. The Carlyle Group is a Washington, D.C.-based private equity firm. Onex Corp. is a Toronto-based investment conglomerate. A production facility in Baltimore that builds conventional and hybrid transmissions for pickup trucks and sport utility vehicles however, will remain with GM. "This is another important step to strengthen our liquidity and provide resources to support our heavy investments in new products and technology," GM Chairman and Chief Executive Officer Rick Wagoner said in a statement. GM, which has lost more than $12 billion in two years, will reportedly use the money to cover turnaround-related expenses including plant closings, worker buyouts and the production of new models. GM's is currently cost-cutting by letting go of units which are not directly related to its core business of building passenger cars and trucks. Aside from the Alison deal, the automaker has also sold more than $16 billion in assets over the past two years. This includes last year's $14 billion sale of the GMAC financial services company to private equity firm Cerberus Capital Management LP. GM – maker of quality GMC bed rail cap, is also reportedly considering selling a Flint-based unit that makes medium-duty trucks. Wall Street on Thursday responded positively to news of the Allison sale, sending GM stock up 2 percent to $38.15 -- its highest level since January 2005. Some analysts however, projected that the Allison unit was worth significantly less than the $5.6 billion GM commanded. JP Morgan analyst Himanshu Patel said in a note that GM could use proceeds from the sale to pay for a trust fund that would cover workers' health care, like the deal between Goodyear Tire & Rubber Co. and the United Steelworkers union. Allison employs about 3,400 people and had 2006 sales of $2.2 billion. GM made about $340 million off the company last year. But in the first quarter of this year, the automaker made a razor-thin $62 million profit globally, but lost $46 million on its North American operations. The Allison deal is reportedly expected to close as early as the third quarter of this year, if approved by the United Auto Workers union and federal regulators. |

Winter is still two weeks away; however, our merciless Mother Nature has started the cold season early as usual. Illinois's wintery climate is subject to icy roads and hazardous roadways. A slight sprinkle of water will freeze at temperatures near and above the freezing level resulting in conditions ideal for ice skating, not driving. According to the U.S. department of Transportation, over 450,000 injury crashes occur annually in adverse weather conditions. Gently turn your steering wheel in the direction that your rear wheels are sliding, but don't turn too sharply. Before you put your car in gear, improve your visibility by wiping all snow and ice from your vehicle. While you are at it, remove ice and snow from the hood, the roof, the trunk, the turn signals, the tail lights, the headlights, the windows, and the mirrors. Ice sheets may blow off from the top of your car, and could be dangerous to other motorists on the road if you fail to clean the snow off your car.Low beams provide better visibility during a snow or ice storm. Use the low beams rather than the high beams. If other motorists seem to be in a hurry on the way to a storage unit in Illinois, don't be intimidated by aggressive drivers. Is your land Planned Unit Development (PUD) approved? Do you have land that can be used to put condos or other housing on?
Say you have about 10 acres, has the city approved you putting condos on it or is that just something you’re thinking about doing? Are you sitting on a goldmine? Could you stand to increase the worth of your land? Don’t waste your time just thinking. You need to take action. This could be an important step for you. Maybe you are in a town or city whose town plan says they favor cluster housing. This means you have to get this done-and fast. You would have to do your own homework, and find out if the property is worth at least 2 or 3 times what is has been approved for as PUD approved for condos. So what do you need to do? This means you buy the property, you hire the engineer, and you turn loose and let them go do their thing-and when the city splits the stamp on it that, that baby is PUD approved! You will have no problem selling that property to a developer. Think about it-you just raised the value of the property 2, 3, 4 times. All you have to do is take over the debt, and hire an engineer. But don’t jump into this blindly. Make sure you have a plan 2 & 3. If the engineer doesn't get it through the town, it doesn’t hurt to have a back up. Realistically, the engineer will know within a day or two and can tell you if there is going to be any resistance. Put it under contract and have your engineer go play the game for a few days and you will know. You'll have your exit strategy-trust us it's very clear. UNIT TRUST VRS INVESTMENT TRUST
Considering the high dealing cost in share transactions, for the private investor, it is not worth the trouble investing less than £2000 in shares. In fact one will chuck himself into a gambling or speculation situation unless he/she is prepared to part with a whooping £50,000 investment in shares. One way around this is to invest in unit trusts or investment trusts, both of which pool funds of private investors together and invest in a wide variety of shares, corporate bonds, gilts, properties and other securities, locally and internationally. Many investors, however, find it difficult to tell the two kinds of trusts apart, as they are similar in many respects. There are remarkable differences between unit trusts and investment trusts nonetheless, and it is worth considering them. The main problem area is in understanding the unusual configuration of a unit trust. Let’s assume there are 1000 private investors, each with £5000 to invest. These funds can then be pooled together to give a total of £5 million. The fund managers then proceed to invest this £5 million in shares, and other securities. Assume the value of the investment remain fixed, and the fund managers decide to start with 1 million units. Then each unit is worth £5 million divided by 1 million, which gives each unit a value of £5. Remember that the investors contributed equally (£5000), and if there are 1000 of them then each is entitled to 1000 units out of the total of 1 million units. To check the arithmetic, multiply the 1000 units of each contributor by the value of each unit (£5) and you arrive at the £5000, which is the amount each investor contributed. I hope you see how it works. Hence assuming the underlying securities into which the fund managers invested doubles in value, so that the total investment of the fund is worth £10 million, then the price of each unit becomes £10 (obtained from £10 million divided by the 1 million units). The value of each contributor’s investment then rises to £10 times 1000 units (the original entitlement) to give £10,000 (value doubled, just like the underlying securities). It can thus be said that the price of a unit depends on the value of the underlying securities of the fund at any point in time. Investment trusts, unlike unit trusts are floated companies with shareholders. In fact it is structured very much like other public companies, except that instead of producing goods or providing services, it is limited to investing in shares, bonds, gilts, other securities and in properties. Its investments are spelt out in the Memorandum , Articles and Prospectus of the company, whereas the operations and investments of a unit trust are outlined in the ‘trust deed’. As regards pricing, unlike, unit trusts, the price of an investment trust’s share is decided by the forces of demand and supply in the market. One disadvantage in putting one’s money in investment trust, which is lacking in a unit trust, is the discount to net asset value it is normally susceptible to. This discount is supposed to make the shares of the trust competitive relative to its underlying securities. Apart from money paid towards the unit itself, there are fixed charges of about 5% of the total amount invested in a unit trust, plus an annual fee of between 1 and 1.5%. The bid-offer spread, which goes to fund managers is about 6% for unit trusts. The cost of commission and other charges in investment trusts is much less than in unit trusts, except when one is investing a very small amount. The bid-offer spread in investment trusts becomes increasingly smaller with rising popularity, and hence liquidity of the trust’s shares. It can vary from less than 1% for a very popular trust to about 10% for an unknown one. The lower charges gives investment trusts a higher chance to grow, since the bulk of the investors’ money goes into buying the actual securities. Unit trusts has a tax advantage that is denied investment trusts. There is no Capital Gains Tax (CGT) on unit trust transactions, whereas CGT has to be paid on shares sold in investment trusts. Both unit trust and investment trust distribute income in the form of dividends and interests they receive from their diverse investments. Unit trusts allows such income to be reinvested, whilst some investment trusts don’t permit reinvestment of income, or in some cases, only allows it to be put into an ISA. Unit trusts are said to be ‘open-ended’ because they can increase the number of units in the fund, by taking money from a new member and buying more shares or other securities, or reduce the number of units when an investor wants to sell its units by selling out some of the underlying securities. Investment trusts are, nevertheless, limited in the size of their portfolio. Once issued, there is only a change of ownership of the same securities through buying and selling on the stock market. They can only increase the size of their portfolio through rights issue or scrip issue. Investment trusts are hence said to said to be ‘closed ended’. The configuration of investment trusts rids them of the pressure that unit trusts suffer to sometimes part with some of their best securities just to satisfy an investor who wants to sell his units. Investment trusts, conversely, can part with their shares or other securities more strategically. It is must be noted that both unit and investment trusts cut down paper work and administrative costs for the private investor, whilst spreading risk through the diverse investments. As perhaps gathered from the discourse above, investment trusts and unit trusts have some common features, but both have advantages and disadvantages, where they differ. It is entirely up to the investor to properly assess his needs and decide which of the two to go for. If your kitchen units are beginning to look past their best, or even if you are just fed up with them, you can give your kitchen a whole new look simply by re-facing the kitchen unit doors. The amount of effort and expense involved depends very much on the style of the existing doors. But whatever sort of door you are working on, it is easiest to remove it first by unscrewing the hinges. Some doors comprise a wooden frame with a panel of decorated hardboard or other material, which fits into slots in the inside of the frame and is held in place by small screws. If your doors are constructed in this way, renovation is a very simple task. Remove the door handles and unscrew the central panels. Rub down the wooden doorframes with sandpaper and paint or varnish as necessary. For the central panels, you can try to either recover the existing panels with a self-adhesive decorative vinyl such as Fablon or replace the panel’s altogether. Decorative vinyl’s comes in a variety of colours and designs, including some very realistic wood grain and some bright, plain colours. If you decide to do this, make sure that the surface of the panels are completely smooth, and that any chips or bumps have been filled. The vinyl will mould itself to the surface of the panels and any indentations or specks of dirt will show particularly if you are using a plain colour. The fit the vinyl, cut a piece slightly larger than size of the panel – you can do this with a pair of scissors. Peel away the backing paper at one corner and lay it on the panel making sure than the pattern is straight. 1. Gradually peel away the backing paper and smooth the vinyl against the panel as you go using a soft cloth. Make sure that no air is trapped under the vinyl, or you will end up with bubble on the surface. 2. Once the panel has been completely covered take a knife and trim off any excess vinyl around the edge of the panel. You can use a marking knife, but take care not to cut through the panel laminate. Replace the panel in the slots in the door and screw it back in position If the panels are too badly damage to recover you could cut out new hardboard panels using the old ones as a template, and cover or paint them. Alternatively, you could replace them with a ready decorated hardboard such as Laconite. This is supplied in large sheets, and one sheet should covered approximately eight doors. If your cupboard doors are finished with a plastic coating or decorative laminate, you can simply sand it down and stick new laminate over the top providing the surface is relatively smooth. Most manufacturers of laminates produce a special grade for use on vertical surfaces. Because it is not subject to heavy wear, this is thinner and considerably cheaper than the grade normally used for work surface. In addition, it does not add too much to the thickness of the doors. |

Most customers focus on the cost of the storage unit and give little consideration to the impact the storage unit will have on the cost of moving your property into it. Careful selection of a storage unit can save a significant amount of time, money and work for your move. One of the first considerations is in selecting the size of storage unit(s) that you will need. As a rough estimate, a very small one bedroom apartment with no appliances will fit in a 5’x10’ storage unit, a typical 1 bedroom or a small 2 bedroom apartment with no appliances, will fit in a 10’x10’ storage unit, and a typical 2000 square foot house will fit in a 10’x20’ storage unit. You will have to adjust these sizes depending on the amount of stuff you own. More detailed estimates are also available as given in the author's bio below. A second consideration in selecting a storage unit is the type of storage unit to select. Traditional storage units typically come in two styles; temperature controlled storage units which are inside of a building and garage style storage units. Temperature controlled storage units provide a better environment for your property. However, they typically require much more labor to move in and out of. Your items must be loaded from your moving vehicle to a cart, taken up an elevator, and then placed in the storage unit. If you are hiring a mover, the time it takes to load/unload your property can easily double for a temperature controlled storage unit. The style of storage unit that is recommend is dependant on four factors; 1.) How much do you have to store, 2.) What type of items do you plan to store, 3.) How long do you plan to store it, 4.) The relative cost of each type of unit. In more urban areas the garage style storage units tend to cost more than the temperature controlled units and in more rural areas the garage style storage units tend to cost less. If you have very little to store, the smaller storage units are typically temperature controlled and this is recommended since the effort involved to perform your move is relatively small. Also, if you plan to store your items for more than 3 months, a temperature controlled unit is also recommended. Extreme temperatures can be very hard on your property, especially your furniture, if stored for an extended length of time. In addition, if you have antique furniture, fine art, or items that will melt/freeze these items should be stored in a temperature controlled environment. For most other storage applications, a garage style storage unit can be used and will typically be less expensive or will save a significant amount of work. As an example, if you have two men moving your property into a 10x10 storage unit, it will typically take 1 hour and 15 minutes less to move you into or out for a garage style storage as compared to a temperature controlled unit. When you consider moving both in and out of your storage unit, this is a total savings of 2.5 hours of work for two men. If you are hiring a moving company for your move this might save you roughly $200. This savings will typically more than offset any additional cost that might be associated with a garage style storage unit. Finally, you should briefly look at the storage site before signing a contract. Carefully check storage facilities that have vehicles parked around the perimeter of the storage to make sure that there is sufficient room for large vehicles to maneuver.
