Choose something where you likely have access to a client base. For example, if you want to be a VA and already have a bunch of Internet business owners, you might have a pool of interested people. That doesn't mean you can't start from scratch in something that interests you, but realize it might take longer to get up and running. 2. Set up a website right away. Even if it is a basic website that tells people why they need your service and a way to contact you, get that up right away. As a home business owner, you need to have an office where people can visit you. Your website is your office. You can tweak and improve it later. 3. Ask people for referrals. If you know somebody might be in touch with your ideal client base, ask for referrals. Also, ask the clients you acquire for referrals. Satisfied clients are an amazing source of new clientele. 4. Do a great job, but don't overload yourself. Remember, you are getting paid for the time you work with your clients, but a business has other obligations as well. You need to schedule time (or hire someone) for administrative tasks, marketing, etc. The only thing to consider now is that if you start a service-based business, you've set yourself up with a JOB that you do from home. Title: How To Buy Low And Sell High

Large profits can be made quickly when you buy low and sell high. However, it is easy to make mistakes valuing a property, and transaction costs can eat up your profits if you are a little bit off in your assumptions. This is the most obvious way to make money with anything, right? Of course selling high is the more problematic part of the formula. But then again, if you buy low enough, you can even sell low and still make money. So the big question then, is how to buy for less. There are many ways to pay less. What is the simplest way? Offer less. This is the oldest and simplest negotiating ploy of real estate investing. Everybody knows this technique, at least in it's crudest versions, but most are afraid to use it. Why? Well, it can be embarrassing, and it can be a waste of time if you don't do it right. On the other hand, do you really mind being a bit embarrassed if it saves you $20,000? The first piece of real estate I ever bought was a small lot for which the seller was asking $4,500 (now that's cheap real estate). Fortunately for me, in my ignorance, I didn't know then that offering 22% less than the asking price was considered insulting. Looking back on it, I now understand why the realtor didn't want to present the offer. In any case, the seller accepted my offer of $3,500, because he was anxious to sell his last property before moving. A friend bought a home on a lake for perhaps $40,000 less than it was worth. How? He made the offer. He was always making low offers as he shopped for a home, and of course this meant he had most of his offers rejected. I might have even hinted to him that he was wasting his time. Good thing he didn't listen. Would you be willing to have a dozen offers rejected if it meant buying a home for a savings of $40,000? Then there is the investor from California who routinely made dozens of offers at a time on houses - without even look at them. He wrote the offers for 25% less than the asking price, and included an inspection contingency and other clauses to protect himself. Most sellers said no, of course. Most did, but not all. He occasionally got some very cheap real estate this way. Cheap Real Estate - Lowering Expectations During a seminar, a real estate investor once told me,"If you aren't embarrassed by your offer, it isn't low enough." Considering that he's made millions in real estate, he may be worth listening to. You need to understand, however, that a truly low offer will almost never be accepted. Is it a waste of time then? Not at all, because there will often be counter-offers, and a low initial offer is just a way to alter expectations. Let's suppose you think your home is worth $300,000. You mention to a friend that you are considering selling it, and he says, "You should be able to get $250,000, right?" You ask another friend what he thinks the home is worth, and he tells you $260,000. How confident would you be about your $300,000 estimate of value now? You might lower your expectations, right? This is one of the primary functions of a low offer; to alter expectations. When a seller is asking $300,000, and you offer $250,000, will he accept your offer? Probably not. He'll almost certainly reject it. Getting cheap real estate isn't going to be that easy. He may counter-offer, however. Suppose you go back and forth, and finally agree to $182,000. He might not have considered selling this low before, but maybe now it even seems like victory to him after starting at $160,000. You'll lose a lot of potential properties this way. Sellers sometimes won't even take subsequent offers seriously once you have offended them with your extreme offer. You might avoid this by assuring the seller that his property may indeed be worth what he is asking, but that it only works for your purposes at a lower price. On the other hand, so what if you have a lot of rejected offers. Isn't a bit of rejection worth it to get really cheap real estate? Note: remember that if your plan is to simply buy for a low price and immediately sell the property, you should carefully consider the transaction costs and holding costs. Transaction costs include all the costs of buying the property, as well as all the costs of selling it, and can easily top 10% of the sales price if you pay a full sales commission. The holding costs include property taxes, insurance, utilities, and any other ongoing costs while you own the property. Estimate the monthly costs of these and multiply that figure by an estimate of how many months it will take to sell the property to arrive at your total holding costs. You've found a home that you like and are ready to make a home offer on it.
Before you put your offer in writing, make sure you understand what information you should, and should not, include in the home offer.
This article will help you.
The first thing you should do is forget about the myths you've heard about making a home offer. Many people buyers believe that once they've put in an offer on a home, that they still have the liberty to shop around.
While this is true, to some extent, it's in your best interest not to make any additional offers while you still have one on the table.
A home offer made on a piece of property is a legally binding contract. Should the buyer accept your offer, you are held to the offer.
There's another big reason why you shouldn't continue to shop around after you've made a home offer on a house. If you find a home you think you like more than the one you've made an offer on and the seller accepts your home offer, you are in an unfortunate situation. You will likely regret the decision to purchase the home for as long as you live in it.
Once you make a home offer, the seller can do one of several things: accept the offer, reject it, propose a counter offer, or fail to respond. If the seller does anything except accept the offer you still have the ability to continue home shopping.
When you're making an offer on a home there are several piece of information you need to include. The selling price is one of the most obvious. You don't have to offer the seller's asking price. You can go higher or lower as you so choose. Of course, the price you offer will depend on the amount you can afford to pay.
Your home offer should concessions that you wish for the seller to make. For example, if you want the seller to pay a portion of the closing costs, this information must be included in the offer.
You have the ability to stipulate that the home offer is contingent upon certain financing criteria. This keeps you from having to purchase the property if you do not receive favorable mortgage terms.
Don't leave out home inspection contingencies. Otherwise, you could end up purchasing a home that needs major work done to it. Your offer should include something to the effect of "subject to an acceptable whole house inspection report." Of course, if you are purchasing a fixer-upper, these contingencies might vary.
Don't make the assumption that everything you see in the house will be included when you make the final purchase. This includes appliances such as stoves and refrigerators. You must clearly define what is included in the sale.
Finally, you should include the amount of earnest money that you are depositing with the home offer.
Keep in mind that your offer can easily become the sales contract for your home if it is accepted by the seller. Make sure it includes everything you would want the sales contract to include.

Everybody would love to make lots of money quickly, working from home, and only doing a few hours of work per week. I've spent the past two years trying to find a great way of doing this. Only over the course of the past few months have I found any "get rich quick" programs worth buying. I've been trying to make money online for a long time. I had a few small websites, but they never made much more than a few hundred per month. It was easy money and didn't require much work on my part, but I knew there were people out there doing better than I was and I knew I could do as well as them.
Now, I've seen a lot of "get rich quick" programs. Most of these people make claims about earning $2000/day with Google or something similarly insane. Almost all of these people are complete liars. Even if they were making $2000/day with Google AdSense, it'd be because they had high- traffic websites with a lot of quality content. I'd know, because in one whole month, I never even made half of what they promised I'd make daily with their programs. Maybe you've already been scammed by one of these fraudsters. Anyway, I finally got sick of what was being offered.
I decided I'd look through the all of the "get rich quick" programs I could find and see if there were any that were actually legitimate. I found that there were owners selling their programs for well over $100, but the information in them could be found almost anywhere online for free. Additionally, they all contained out-of-date information, had no e-mail support, no money back guarantees, and broken links in the downloads section.
In conclusion, almost all of the programs I found were completely useless. The owners knew it, but they couldn't care less about their customers since they didn't offer refund policies! Amazingly, while looking through all of the programs, I actually did find a few legitimate programs. They were run by ordinary people like you and me, and they had found some great methods of making money from their home by doing very little work.
I spent some time working with those programs, and my income is now ten times what it used to be. If you've ever set up a service-based business or are just starting to develop one based on the advice in Part 1 of this article, you probably know this:
=> Offering a service is a lot of work and can take up quite a bit of your time.
After all, there are only 24 hours in a day and 7 days in a week. Not only do you have to spend the time working for your clients, you also do spend a lot of time in your business that you don't get paid for:
- Updating your website
- Gathering new clients
- Consulting with potential clients
- Bookkeeping
- Answering emails from non-clients
....and the list goes on.
Also remember, that if you are sick or can't fulfill your client's needs, you don't get paid. It's as simple as that.
You need to take all this into account when planning the growth of your business. Here are some tips to help you make the most of it:
1. Decide how much you want to earn and how many hours you want to dedicate each week.
Don't make the mistake of thinking that if you want to make $600 per week, you can simply work 40 hours per week at $15 per hour. Again, you have to realize that if you work on client-work for 40 hours per week there will be other maintenance parts of your business that will take you beyond 40 hours per week.
No one should have to work more than full-time hours for full-time pay. Instead, charge a bit more and incorporate your time working on other tasks into the calculations. For example, if you charge $20 per hour, you can have an extra 10 hours to work on non-client tasks and you'll still make $600 per week.
Quality people will pay quality rates for quality work. I promise!
2. Hire subcontractors.
There is no reason why you have to perform all your client's work. You can hire others to work for you to complete projects. Yes, you will have to hire them at a lower rate to ensure profit for your business, but if you pay a fair rate and treat your subcontractors well, you can acquire a loyal team of helpers.
This means you can take on more clients, can focus more of your time in gathering and maintaining clientele by making sure they receive exemplary service.
When you have more clients and potential clients to draw from, your business will likely have fewer fluctuations than if you try to do everything yourself.
3. Outsource other tasks.
Not only can you have subcontractors work on your client's work…you can hire others to complete other business tasks. Remember those website updates, bookkeeping and answering emails? Those are perfect tasks to hand over to an assistant.
Think of yourself as the manager of your company. The manager focuses on making sure things are running well and the business is growing. They don't worry about the small tasks like answering an email. They focus on the big picture. You need to look at the big picture too.
We all have hopes and dreams for ourselves and our families and I'm guessing working forever isn't one of yours. Putting these 3 simple suggestions into place will ensure that you are free to:
- Take a vacation
- Take a day off with your sick child…or just take a day off
