What’s happened to the term energy efficient home? I read the best definition of an energy efficient home by Dennis Crook. He’s built energy efficient homes since the Carter Administration in the 1980’s. His definition of an energy efficient home follows:

“The energy-efficient home acts as a smooth-functioning machine in which the equipment produces as much, if not more energy capacity than needed to operate the ideal human environment, including air quality, moisture conditions, temperature, and lighting. The ideal energy-efficient home retains the best environment for human habitation while minimizing the cost of energy.”

Thank you for this simple explanation! I finally understand what an energy-efficient home is.

But, what I don’t get then is what green building means?

I hear people suggest growing grass on my roof. Wouldn’t I need a flat roof? I heard flat roofs need repairs more frequently, once every ten years. That is more than pitched roofs. Where will I put the soil when it needs repaired? When it needs mowed how does the mover get onto the roof? I already have enough lawn to mow.

Won’t there be added weight on the building from the soil and moisture from rain? I would be concerned about molds forming from the moist soil.

I certainly don’t want my walls made out of straw bail. What happens if a tiny hole occurs in the wall? That’d be a great nesting place for rodents. What happens if there is a fire, straw will immediately spark right?

Has anyone really thought through the term “green building”? Or was the term developed as a new marketing ploy to sell products? I think I’ll stick with my home being energy efficient. At least I understand what it means and won’t have to rebuild my house. Energy efficiency is a series of modifications you can make to your home to make more efficient then what is it currently operating at.

The efficient market hypothesis (EMH) was promoted by Eugene Fama in the 1960. In his classic paper Fama (1970) defined market in which prices always fully reflect available information as “efficient”.While this definition reflects the main idea of the EMH it might be extended to explain the underlying assumption. For example Malkiel (1992) proposed the following definition: A capital market is said to be efficient to if it fully and correctly reflects all relevant information in determining security prices. Therefore, more formally, the market is efficient with respect to some information set. ..if security prices would be unaffected by revealing that information to all participants. Moreover, efficiency implies that it is impossible to make economic profits by trading on the basis of the defined information set (Papers4you.com, 2006).

As it follows from the Malkiel (1992) definition if the market is efficient the company market value should be an unbiased estimate of the true value. Nevertheless it is important to stress that: 1. Market efficiency does not require that market price is equal to the true value 2. There is an equal probability that stocks over or under valued at any point in the time 3. And finally, investors should not be able to consistently identify under or over valued stocks using any investment strategy ( Damodaran, 2006).

What are the implications of the market efficiency from the individual investor perspective? Firstly, equity research is costly and provides no benefits. Secondly strategies that have minimal execution costs such as randomly diversified portfolio or indexing to the market would be superior to any other investment strategy. Thirdly, a strategy that has minimum transaction costs should provide higher returns in the long run (Damodaran, 2006).

Nevertheless it is important to stress that markets are not efficient due to their nature, but they are driven to efficiency by the actions of the investors. Therefore Roberts(1967) distinguished among three forms of the market efficiency: 1. Weak form: the information set includes only historic data. 2. Semi strong: the information set includes publicly available information. 3. Strong form: the information set includes all information know to any market participant and includes private information.

Obviously in reality, investors have access to different information sets. While trading which is based on the insider information is prosecuted, analysis and interpretation of the publicly available information requires specific knowledge and skills (Papers4you.com, 2006). Therefore the efficient market should be seen as a self correcting mechanism, where inefficiencies appear at regular intervals but disappear almost instantaneously as investors find and trade on them.

EMH has wide applications in the financial markets, since it is easily extended to the valuation of companies , market failures such as an Enron Case, or performance analysis of the mutual funds. The traditional analysis of the market efficiency is based on the analysis of the anomalies such as Peso Effect in the foreign exchange market or devoted to the predictability of the stock returns.

When you begin to think about replacing them, it is best to look into those windows with an Energy Star rating. However, do not go out and purchase windows just in the attempt to be more energy efficient. Because windows account for less than fifteen percent of heat loss, it would be wiser to look into other areas to become more efficient.

3. Plant shade trees and shrubs around the house. One way to combat the presence of poor insulation within walls and windows is to plant greenery. The benefits of trees and shrubs are twofold. Not only do they block the sun's hot rays in the summer with the foliage, they allow these same rays through in the winter due the barren branches on the plants.

4. Replace an older furnace with a high-efficiency system. Furnaces built prior to 1992 may be wasting an unbelievable thirty-five percent of the fuel used. There are updated furnaces on the market that will waste ten percent or less of the fuel used. The annual fuel utilization efficiency (AFUE) may be determined through the aid of a heating service technician or energy auditor.

5. Improve the efficiency of your hot water system. The first step is to turn the setting on the hot water heater down to warm, which is 120 degrees Fahrenheit. Next, insulate hot water lines, reducing their ability to cool in between uses. The use of low-flow fixtures will increase efficiency when used for showers and baths. Rather than replacing a perfectly good hot water heater, try the above steps.
